Landlord and Tenant Law

Landlords

In particular we can advise you of your statutory and contractual obligations. We can assist you to put in place, measures that will safeguard against potential disputes with tenants.

Lease Agreements

We can assist you in drafting an agreement to ensure your rental income is secure and your property is protected.

Disputes

We offer advice on all potential disputes between landlord and tenant. In the event that a dispute is referred to the Private Residential Tenancies Board, we can offer advice on the processes involved, in particular Mediation, Adjudication and the Tribunal hearing.

Particular areas of concern for landlords are:

  • In what circumstances may I be entitled to retain the deposit?
  • I want access to inspect the property, can I do so?
  • Deterioration in the condition of the dwelling – I want to repair the property, can I do so?
  • Anti social behaviour by tenants – what are my options?
  • Multiple tenants living in the building – can I evict a tenant who is not a party to the lease?
  • Eviction procedures – How much notice should I give the tenant?
  • Insurance
  • Public liability
  • Tenant’s rights – How long can a tenant remain in the property?
